Architects on
Kanakapura Road.

Houses, villas and farmhouses on the green southern corridor — where plots still come with trees, slope and a view worth keeping.

The southern corridor keeps something most of Bangalore has lost: tree cover, slope and quiet. People buy here for exactly that, and the fastest way to waste it is to put a standard house on the plot and clear everything that made it attractive.

Our first job on these sites is usually subtraction — establishing what stays before deciding what gets built.

What we work on here

Independent houses and villas

On layout plots and larger land along and off the main road.

Farmhouses and weekend homes

Further out, where the land itself is the reason to build.

Renovation

Houses built a decade or more ago, re-planned for how they are used now.

Interiors

Full-home interiors in completed houses and villas.

Slope is an asset, not a cost

A sloped plot is treated as a problem by most builders and levelled at some expense. It is better used: split levels, a house that steps with the contour, terraces that arrive naturally, and an approach that climbs instead of cutting. This usually costs less than flattening the site and produces a house that could not exist anywhere else.

Designing around trees

A mature tree is the one thing on a plot that cannot be bought, and it is routinely removed for a setback that could have been resolved on paper. We survey what is standing before planning and design around what is worth keeping — shade is the cheapest cooling a house in this climate will ever get.

Questions

Frequently asked

Is a sloped plot more expensive to build on?
Not necessarily. Working with the slope is often cheaper than levelling it, and gives you a better house. Flattening first is what costs.
Can you keep the existing trees?
Where their position allows, yes — and we survey them before planning rather than after.
Do you work further out towards Kanakapura town?
Yes. Farmhouses and larger-plot houses on the southern corridor are part of our regular work.
Do I need a soil test?
On sloped or filled ground, yes. It is a small cost against a foundation that has to be redesigned.
