Residences, workplaces and renovation across the city — designed for the site, the plot rules and the way Bangalore actually builds.
Bangalore is a city of narrow plots, strict setbacks and a climate that is kinder than most of India — which makes it one of the few places where a well-oriented house barely needs air-conditioning. Designing here is mostly a discipline of getting a great deal out of a small footprint while keeping the rules on your side.
Living Volumes works across Bangalore on independent houses, villas, apartment interiors, workplaces and renovation, from the first site study to construction documentation.
30×40, 40×60 and larger plots — planning that treats setbacks as a design opportunity rather than lost area.
Full interior architecture inside builder apartments, starting with a measured survey of what was actually handed over.
Offices, studios and showrooms, including fit-outs inside existing shells.
Additions to existing houses, with the structure assessed before anything is promised.
Bangalore's plan sanction sits with BBMP inside the corporation limits and with BDA or the relevant authority outside them, and the rules that shape your house are coverage, FAR, setbacks and height. They vary with plot size and road width, which is why two neighbouring plots can permit very different buildings.
We design to those limits from the first sketch and prepare the drawing set in the format the authority expects. Our guide to building plan approval in Bangalore explains the sequence in plain language.
We work in both the older, denser parts of the city and the newer peripheries. The difference matters: an established neighbourhood brings party walls, mature trees and neighbours with opinions; a newer layout brings blank context, and the design has to create its own.
