"Villa" covers two opposite situations in Bangalore, and it is worth separating them before anything else.

One is a house you are building on your own plot, where every decision is still open. The other is a villa handed over in a gated development, where the shell is fixed, the elevation belongs to the community and the interior has to carry the whole design. We work on both, and the process is not the same.

The two jobs

A villa on your own plot

Full architecture: siting, orientation, levels, structure, the drawing set and construction. Everything is decided by you and the site.

A handover villa

Interior architecture: re-planning inside the shell, joinery, lighting, material, and whatever the association permits at the façade.

What separates a good villa from a large house

Not size. Villas fail in predictable ways: rooms that are generous but unrelated to each other, an entrance that opens straight onto everything, outdoor space that is looked at rather than used, and a first floor that duplicates the ground rather than adding to it.

What fixes them is planning — a clear centre, a route through the house that makes sense, at least one genuinely private outdoor space, and daylight reaching the middle of a deep plan. Those are decisions, not budget.

Privacy on a small plot

Most Bangalore villa plots put you within a few metres of a neighbour on two or three sides. Courtyards, internal light wells, high sill levels and careful window placement give you openness without giving up privacy — and they do it better than a boundary wall or a curtain ever will. Can you change the exterior of a villa in a gated community?
Only within what the association permits, which we establish before design. Inside the shell there is usually far more freedom than owners expect.
Do you design the landscape as well?
We plan the outdoor space as part of the architecture and work with a landscape specialist where planting design needs one.
What plot size suits a villa?
There is no threshold. What matters is the plan; a well-planned house on a modest plot beats a large one laid out casually.
Can you take over a villa design somebody else started?
Often, yes. We would want to see the drawings and the approval status first, because taking over a half-resolved design sometimes costs more than restarting.
